1. Valuation and Strategy

2. Preparing Your Property
I ensure your home is presented at its very best, arranging professional-quality photography, video, and drone footage where appropriate, or handling it personally. Timing, lighting, and weather are all considered to create a compelling online listing.
Before your property goes live, you’ll review and approve a draft brochure. While preparing everything, you can step out and relax. Small items may be adjusted for presentation, but everything is always returned exactly as it was.
3. Energy Performance Certificate (EPC)
An EPC is legally required before your property can be marketed and is valid for 10 years. If you already have one, perfect. If not, I can arrange an assessment on your behalf, carried out by a qualified professional, with the fee paid directly by you.
4. Viewings
I plan and manage property viewings in Cheltenham and the Cotswolds to ensure buyers experience your home at its very best. Once accepted, your property status is updated to Under Offer or Sold STC, and the Memorandum of Sale is issued to all parties to keep the process moving smoothly.

6. Solicitors and Conveyancing
You’ll need a solicitor to handle conveyancing. If you don’t have one, I can recommend trusted local solicitors in Cheltenham and the Cotswolds. Many of these firms have existing strong working relationships, helping transactions proceed efficiently.
I stay in close contact with all parties and keep you updated at every stage so you always know exactly where things stand.
7. Surveys and Valuations
